May brings a shift into the busy summer season with warmer weather, community events, graduations and increased activity in both home improvement and real estate markets. New construction continues to expand in many growing areas, with builders focusing on energy efficiency, smart-home features, and buyer incentives to help offset affordability challenges. Builders are using incentives to compete with resale homes where interest rate buy-downs and closing cost assistance is common. There is an increased demand for move-in-ready homes and buyers are comparing monthly payment impacts more carefully than list price.
